It’s that time again - your monthly market update as of October 2017! It looks like we’re continuing to see an increase of average selling price year over year. According to Durham Region Association of Realtors President Roger Bouma, “The average selling price in Durham reached $575,602 last month, a slight decrease from the $578,666 average selling price in September, but a 2 per cent increase over the average of $564,989 during the same period in 2016.”
 
In October, there were 28% more new listings from the same time last year, however, the overall number of sales is down by 23%.
 
The average selling price has seen an increase of 2% from this time last year.
 
 
What does this mean for your specific area?
 
Here’s a breakdown of Durham Region:
 
Pickering has seen a 3% increase in average selling price. Listings are up 34%, however, sales are down 16%.
 
Ajax has seen a 4% increase in the number of listings, but a 23% decrease in the number of sales. The average selling price is 2% lower than this time last year.
 
Whitby saw a 31% increase in the number of listings as compared to last year, but a 16% decrease in the number of sales. The average selling price decreased by 5%.
 
Clarington had a 30% increase in the number of listings. There was a 21% decrease in the number of sales, and the average selling price has increased by 8%.
 
Oshawa experienced a 38% increase in the number of listings, but a 29% decrease in the number of sales. The average selling price increased by 4%.
