Today we’ll be reviewing the market update numbers for October 2022 but also looking at market activity levels to see if we can see where the market is heading now.

The basics! In every market, the 3 most important numbers we look at are listings, sales, and average sales price.

LISTINGS

We saw a total of 1,183 new listings come to the market in Durham Region this October, which was an increase of 4.14% than the 1,136 that came to market last year at this time.






SALES

We had 632 homes sold in Durham Region this October and that is a decrease of 39% from the 1,047 that were sold at the same time in 2021.





AVERAGE SALES PRICE

So, what does this all mean for sales prices? The average sale price in Durham Region in October 2022 was $893,673. This is a decrease of 9.6% from the 2021 average of 988,354!

We saw a total of 1,194 new listings come to the market in Durham Region this September, which was an increase of 9.13% than the 1,314 that came to market last year at this time.


SALES

We had 662 homes sold in Durham Region this September and that is a decrease of 34% from the 1,006 that were sold at the same time in 2021.





AVERAGE SALES PRICE

So, what does this all mean for sales prices? The average sale price in Durham Region in September 2022 was $915,027. This is a decrease of 5% from the 2021 average of 968,136!

We saw a total of 1,275 new listings come to the market in Durham Region this June, which was an increase of 9.3% than the 1,167 that came to market last year at this time.


SALES

We had 806 homes sold in Durham Region this August and that is a decrease of 23% from the 1,048 that were sold at the same time in 2021.





AVERAGE SALES PRICE

So, what does this all mean for sales prices? The average sale price in Durham Region in August 2022 was $920,269. This is a decrease of 0.2% from the 2021 average of 918,133!

We had 700 homes sold in Durham Region this July and that is a decrease of 36.6% from the 1,104 that were sold at the same time in 2021.





AVERAGE SALES PRICE

So, what does this all mean for sales prices? The average sale price in Durham Region in July 2022 was $901,412. This is a decrease of 1% from the 2021 average of 910,197!
